Modular Home Building Steps – Made Easy

You have been researching websites learning about building a new home. You’re facing decisions such as, which company you should choose, the style of your dream home and more. Researching your new dream home is exciting but can become overwhelming due to all the information you absorb from researching websites.

From our 65 years of experience building HiPerformance modular homes, we have done some of the work for you through our Internet marketing efforts. Here are some simple steps that will help keep you organized as well as some additional steps you may not have considered.

What is your price range?

This is the most important step and should be the #1 question you ask yourself. If you are financing your purchase, your mortgage lender will be able to provide you a very good answer. It’s not just based on your yearly income – there are many variables involved. The lender will discuss this with you.

This is the pre-qualification process. They will be able to provide you loan options that fit you and your family’s needs. As you are researching all those builder websites, contact your bank or mortgage lender.

If you need assistance in locating a lender, some of our approved Nationwide modular home builders may be able to help.

Get Pre-Approved

Once you’ve researched mortgage lenders and have a budget through the pre-qualification process, now it’s time to get pre-approved. This is not the final loan process. All you are doing is asking the chosen lender to pre-approve a possible loan. This helps you in two ways: it shows the builder you are serious and that you are financially capable of building a new home and gives you a target price range.

Contact a Nationwide Builder

Nationwide Homes works with a system of approved, independent builders. A licensed builder or general contractor is needed for all site work including: foundation, garages, porches, driveways, permits, etc – they are your main point of contact throughout your new home building process.

The builder also handles all pricing to meet your local building codes. Nationwide is a large subcontractor to the approved, independent builder that also provides engineering and marketing support.

If you need help locating a Nationwide builder, just ask us and we’ll provide you a list of builders for your area.

Choose models that work best for you

Once you decide on a Nationwide builder, you will work with them to choose models from our modular home collections. Our simple plan search helps you narrow your search to the size and configuration that meets your needs. Or maybe a custom model that meets your family needs and price range is the best solution. You will also be able to choose the features you need and want in your new home.

Once you choose a modular home plan, the builder will send the information to our design & engineering department where we will draw your modular home to meet your personal specifications and the local and state building codes. At this time, the builder may request a deposit to start the drawing process.

Finalize Your Plans

When the builder receives the engineered plans, you and the builder can review and make any changes as necessary to make the plan perfect for you, your family and your budget. The initial plans will consist of floor plans and elevations.

If you have changes, the builder will note them on the plans and re-submit to our engineering department. The faster you finalize your plans, the sooner you can start construction.

These steps, if followed, will make your new home building experience pleasant and exciting.
